When the Society of Catholic Apostolates wanted to renovate their historic Pallottine Seminary at Green Hill, they chose long essay MT, as their general contractor. The facility in West Hyattsville houses the living quarters, dining facilities, chapel, meeting and recreational rooms for seminarians attending universities in the local area.
A.R. Marani completely renovated the interior and exterior adhering to historic guidelines. All windows were either restored to the requirements of historic restoration or new windows installed meeting the same criteria.
The existing columns at the main entry were badly deteriorated at the bottom and in some cases, had actually settled several inches. These columns were jacked into their proper position, portions of the bottoms removed and replaced and new bases installed to match the original bases. The interior wood framed floors and walls had to be shored, modified and repaired to meet the engineers’ loading requirements and new interior layout. A.R. Marani also installed a Kone electric cable elevator, at significant cost savings to the owner.
To deal with a severe water infiltration problem in the basement, A.R. Marani personnel also installed an under drain system and waterproofed the perimeter walls. The general contractor also oversaw the installation of new plumbing, HVAC, electrical and sprinkler systems. In addition, the entire structure was insulated to make the living quarters as comfortable as possible year round. The site work includes a new exterior handicap ramp with new walks, landscaping and paving.
